YMCA’s sale to strategic developer allows for renovation and creates new mixed-use village

The YMCA is excited to announce the closing of a 4.5-acre property sale to GS Blake Owner, LLC, for the creation of a vibrant, community-focused mixed-use residential and retail development. The sale, which officially closed Jan 30, will provide the proceeds needed to modernize the Jim & Heather Gills YMCA, ensuring it can continue to serve the community with expanded programs and services for years to come.

The renovated YMCA facility will continue to offer a range of programs and services, including fitness, youth activities, and community wellness initiatives. Upgrades will include relocated athletic fields with artificial turf and lighting, expanded parking including access to a covered parking garage, and updated locker rooms. The first phase of the YMCA redevelopment project is expected to begin this spring.

The retail development, which will be known as Whitney Village, is being led by Blake Whitney Thompson’s firm, Blake Investment Partners, and will include a walkable retail and restaurant destination designed to foster community engagement and activity. Whitney Village will feature approximately 32,000 square feet of retail space along 1st Ave. South, creating a dynamic shopping and dining experience that will complement the surrounding neighborhood.

Thompson has partnered with Greystar to develop The Henry at Whitney Village, a market-rate apartment complex consisting of approximately 325 units, with a mix of studio, one-, two-, and three-bedroom apartments. In addition to the residential units, Greystar will construct a six-story, 600-space parking garage. Above the retail space, Blake plans smaller, attainable residential units for local employees, including YMCA staff.
